Arresto Menor

I have an auntie(Lessor) that has a Lessee that hadn't paid the 3 months rent on the apartment, my auntie wants to eject them on the apartment but the lessee's reasoning was this:"Any lessee has a right to stay for 3 months(without paying the rent) and not be liable for any debt/arrears, because he(the lessee) said that it is under the law".. and then later complained about the apartment. What the lessee wants is to stay on the apartment exactly 3 months, and that they cannot be forced to pay the 3 months rent nor take their things/belongings as the payment of the said arrear"

Is that true? that the lessee has a right not to pay for the three months rent, and that the lessor has no right to make the lessee pay the 3 months nor confiscate or posses some belongings of the lessee as a payment for the unpaid 3 months?

Thank you in advance! I hope I can help my auntie. Smile
