I WOULD LIKE TO SEEK LEGAL ADVICE ON THE MATTER OF A HEIRS BOND GRANTED FOR A TCT WITH A SEC 4 ANNOTATION, LETS SAY TCT X. THE BOND WAS GRANTED ON JAN 2012 WITH VALIDITY UNTIL JAN 2014. HOWEVER, TCT X WAS SEGREGATED/ SUBDIVIDED ON FEB 2012 INTO TCTS A, B, AND C. MY QUESTION IS, WILL THE HEIRS BOND GRANTED TO TCT X STILL BE VALID EVENTHOUGH TCT X HAS ALREADY BEEN CANCELLED DUE TO ITS SEGREGATION?

NO SIR, MY QUESTION IS BASED ON CIRCUMSTANCES AND EVENTS I HAVE ENCOUNTERED IN BUYING REAL ESTATE VIA EXTRAJUDICIAL SETTLEMENT WITH ABSOLUTE SALE (ESAS).
I HAVE ACTUALLY PURCHASED A PROPERTY VIA ESAS AND WAS PROVIDED BY THE SELLER WITH A HEIRS BOND. THE HEIRS BOND COVERS THE TCT OF THE SELLER AND IS VALID UNTIL OCT 2013.
HOWEVER THE SELLER'S TCT HAS BEEN CANCELLED TWO MOTNHS AFTER THE SALE, WHEN NEW A TCT WAS ISSUED IN MY NAME. FURTHER THE NEW TCT IN MY NAME WAS AGAIN CANCELLED BECAUSE I SUBDIVDED THE PROPERTY CAUSING THE TCT TO BE SEGREGATED INTO SEVERAL CURRENT TCTS. MY WORRY IS THAT THE HEIRS BOND THAT WAS ISSUED TO COVER THE PREVIOUS TCT OF THE OWNER MIGHT NOT BE VALID ANYMORE BECAUSE THE SELLER'S TCT HAD ALREADY BEEN CANCELLED AND REPLACED BY SEVERAL TCTS IN MY NAME.
