gud pm ask ko lng po may nabili po kasi ang parents ko n lot s real quezon pero wala pa po kaming hawak n title ang hawak lng po namin ay deed of sale. pero nakaanotate na po s mother title s registry of deeds. kahapon po kasi may ngtanong s father ko kung may title n kming hawak kasi paddalhan daw ang parents ko ng lawyer ng anak ng binilhan namin ng lot nalaman po namin na nakapangalan s anak nya ung title ang ngbenta po kasi s parents ko ng lot ay yung mother na binigyan lng daw ng anak ng SPA.
tanong ko po ano po b yung adverse claim bkit paddalhan daw nung ank ng may ari ng lot nabili nmin ang pARENTS KO. THANKS NEED ADVISE LNG PO

To answer your question, there was a sale transaction between your parents and the parent owners. That title was shown to have been annotated with the sale. So that means in bad faith ung anak ng parent owners kasi they knew that the title has already been annotated with the sale. Kaya mejo suspicious ung transfer of the title to them.

Invalid ung transfer sa anak ng title because of being in bad faith and despite knowing such fact he proceeded to have it titled under his name even though there was a contract of sale.

You have options. File a case to ask the court to cancel the title of the son or daughter of the parent owner and issue another duplicate copy of TCT of the parcel of the land subject of the sale
You can settle this extrajudicially with the children.

Either way you need a lawyer to assist you.
