A friend of mine has been a tenant of her aunt's residential lot for more than 30 years already. I would like to ask if there is any law in our country that will give rights to my friend to own a part of the lot. Thank you so much. Your responses will be of great help to us. Smile

No law creating that right. In case of a tenant-land lord relationship, passage of time will not transfer ownership, neither one of the modes in acquiring ownership because the tenant has no title over the property, thus prescription will not sets in.

However, your friend may own that property by virtue of a Sale or Donation or a Devise(in case your friend's aunt will make a last will and testament naming your friend to be the owner of the residential lot) but certainly, not thru passage of time.
