Hello. Around nine years ago, my mother was given a house and lot by her sister because she has no heirs and she said it was the least she could do to repay my mother for having been her primary benefactor when she sent my aunt through college. They executed the transfer through a Deed of Donation, duly notarized by our family lawyer.

Recently, she announced that she will take it back and that no one will own the property unless she is paid for it. Can my greedy aunt just do that to my mother without my mother being able to defend her right of ownership of the place? I read elsewhere that Deeds of Donation can be revoked.
