I emigrated in Canada in 2001 and became a Canadian citizen. I bought a residential lot property in Cebu City in 2006 but since I was not there to transact the transfer, I asked my brother to have the title in his name. I now have the original title with my brother's name. My brother came to Canada in 2008 and now also a Canadian citizen. We are both residing in Canada, how can I transfer the title in my name? The lot is about 200 sqm.

You can have it transferred to your name by sale or donation to be executed by your brother. Pero this means that there will be taxes that have to be paid.

For Katrina288: Puede po bang magkaroon ng property sa pinas ng isang foreigner? Ask ko lng po kasi Canadian citizen na cla. Based sa experience ko po ung anak ko na Filipino-American cya, nag-dual citizen po cya muna bgo na-donate ko ang lote ko sa kanya.

For: rfookson: Tama si Atty Katrina na may donor's tax or capital gains tax (if sold) na babayaran sa BIR... research/read Tax Reform Act RA 8424... experience ko ito sa pagdonate ko sa anak ko at pagbenta ko ang isang lote ko.

but you can try to become DOUBLE citizen,
