Ano po pwedeng advice sa akin: may lot po ako sa probinsya, mana ko sa parents ko pero hindi pa nalipat sa pangalan ko, tapos binenta ko at aware ung buyer 5years ago. Until now ndi pa natransfer at hindi pa buo ung bayad. Ano po ba mga option ko? May habol pa ba ako sa lote? Pwede ba mabago ung napagkasunduan?

until the buyer fully paid the property, sa yo pa yon.
ano ba gusto mo? bawiin ang lote? or tuloy ang bentaha,,, pwede both ways, with consequences of course.....

Gusto ko po ituloy ung bentahan pero gusto ko baguhin usapan. Kasi ayaw nila release ung balance nila. Gagamitin ko sana ung pera sa pampaayos ng papeles. Ginigipit ako kasi interesado din sila sa isa kong lote (mana ko). Saan po ba naka-category ung case ko?

Ano po ba dapat kong gawin hakbang para magbayad na po sila ng kulang nila sa biniling lote? Hawak na po kasi nila ung papeles ng lote ko sa probinsya?

kung hindi pa, sa yo pa yon.
pwede mo idulog sa baranggay, lay down your case ke kapitan..
if ayaw makipag ayos, then pwede mo idemanda,,,
civil cases to, regarding property and contracts,,,

Pwede bang hindi na dumaan sa barangay? Pwede ba kumuha na lang ako ng kasulatan galing sa abogado na sinasabing bayaran na ako ng buo? Ano po magandang option para magbayad po sila sa kulang nila?

I am not a lawyer Wink
1.We now have the LGU code, that small disputes, specially civil in case,, should be heard on Lupon ng Barangay first.
some MTC, dismissed the cases and asked the complainant to go back to baranggay,,
of course there are cases that can be directly heard in judicial courts, , but they are those with gravity and serious offenses that usually punishable by imprisonment.

Thank you for replying on my questions... but i have 1 last question, hope you share what you know.
Is there any connections regarding sa property na binenta ko dun sa province, sa isa pang property where in yun ang primary property of my deceased parents? Kasi sabi sa BIR (province), need daw maayos yung primary property. Im confuse kasi wala naman sa province yung primary property.
