Arresto Menor

I am renting a dorm room, I only signed a 6 mo. contract when I moved here. It has been nearly 2 years and I never signed an extension or renewal but I've always paid on time.

The owner put the building up for sale and was subsequently sold. The new owner(s) never made me sign a rent contract and unilaterally increased my rent from P7,600 to P8,000.

I just received a copy of a memorandum informing the tenants that they are enforcing a fixed date & time for rent collection and a specified rent collector. Failure to do so will result to penalty charges.

Is this allowed? I've always paid my rent based on the date I actually started to occupy the room.
Can the owner just impose this without first discussing it with the tenants? And what if I am not available at the specified date and time? I do not even know the assigned rent collector.

Since the contract you signed was merely for 6 months, you have no vested right over the room after that. Hence, your contract is presumed to be extended on a monthly only. It expires every month and if they do not tell you to move out, that means they are renewing your contract for another month. When they sold the property, the new owner should respect the rights of the lessee (you and the others). But since your contract expires every month, the next month the new owner could change the conditions of the contract and it is up to you if you accept it or not. If you don't talk to the new owner about your issue, that means you accept their new policies.
