Sana po may makaka advice po samin dito . last 2011 po nakakuha po kami ng lupa na without our knowledge na ito po pala ay naka sanla sa bank. Ang problema po yung developer na nag benta samin ng lupa ay di pa tinutubos ang lupa from the bank. until now puro cya promises. tapos pag pinapatawag cya di cya na sipot. isa pang problema namin may ginawa syang Contract to sell samin before we made our first payment na may nakasaad na di nya ibibigay ang titulo or deed of sale unless it is fully paid. pero matagal napo namin gusto e fully paid pero ayaw naman nya kasi nakasanla pa ang lupa at di pa nya tubos.tapos nakausap namin yung manager ng bank at e forclose na nila yung lupa kasi mismo sa kanila di daw nakikipagcooperate sa kanila.Tanung ko lang po if ever na ma forclose na yung lupa ng bank anu po magiging habol namin nakakuha?granting na may contract to sell pa kaming hinahawakan at mga resibo ng payment namin. Anu po kaya ang pwede naming ikaso sa developer ? at if ever po mababawi pa po ba namin ang pera na binayad namin sa knya? Maraming salamat po sana may makakatulong po samin dito.. di napo namin alam ang aming gagawin .. God Bless Po sa makakasagot ..

(My Tagalog understanding is very bad, so I understood very litle.)
Possibilities in general when a real estate is reposseded:
1. Talk with the bank. They want to get their money back so perhaps they will agree to a "shortcut" solution.
2. The bank have to sell. There can be direct sell, (hidden) offers or auction.
3. AFTER the bank have sold the real estate can OLD owner buy it within a year from when it was SOLD. The sum DON'T depend of the sell price, but is related to the dept plus fees. The sum is decided by an external office which I have forgot the name of. I don't know who in the old owner family who are allowed to use this rule.
