I want to give special power of attorney to my cousin in the Philippines to sell land that I own there. I have read that I must go the Philippine Consulate and have it notarized. Is this true? I live in Massachusetts, can this be done by mail? There is no Consulate here. Also, my last name on the deed is misspelled (one letter). What can I do?

no, it has to be done personally. you have to go to the consulate.

what deed is misspelled? deed of sale? or on the TCT?
