Magandang araw po Atty. Mayroon po sana akong concern na nais itanong sa inyo upang magkaroon ako ng idea kung anu ang nararapat ko pong gawin. Ako po ay panganay sa aming tatlong magkakapatid at akoy nasa 28 taong gulang. Namatay ang aking ama dahil sa cancer noong taong 2012.May mga naiwan po na lupain ang aking ama na nakapangalan sa kanya, na ipinangalan ng aming lolo sa aking ama noong nabubuhay pa ang aking lolo. Ang mga lupang ito ay dating naisangla ng aming lolo at ang aking ama ang siyang naglabas sa pagkakasangla noong siya ay wala pang asawa. ngayun po, bago namatay ang aking ama nais niyang bigyan ng parte ang anim niyang kapatid sa mga lupain na pinangalan sa kanya ngunit hindi niya na nagawa hanggang sa mamatay siya dahil may mga hindi sila pinagkakaintindihan na magkakapatid. Ngayon po, ang problema ko naman, isinangla ng aking ina ang mga lupang iyon samantalang hindi naman nakapangalan sa aking ina kundi sa aking ama lamang at hindi ito bahagi ng conjugal property nila. Anu po ba ang aking gagawin, sapagkat ako po ang panganay at sa akin hinabilin ng aking ama ito?

Pangalawa po, bukod sa lupain na sinangla ng aking ina na nakapangalan sa aking ama. Isinangla niya rin ang aming bahay sa isang cooperatiba na nagpapautang sa aming probinsya at pinapirma niya ang aking dalawang nakababatang kapatid. Lahat ng ito ay inilihim ng aking ina habang ako ay nasa abroad pa lamang. Anu po ba ang dapat kong gawin sa nakasangla naming bahay?

Anu po ba ang dapat kong gawin dahil maraming nililihim ang aking ina na kanyang sinasangla at hindi sinasabi sa akin, at marami rin siyang inuutangan na hindi sinasabi sa akin kung saan talaga napupunta ang pera at habang nasa abroad ako nagpapadala pa ako ng pera sa kanya. sana po ay tulungan ninyo ako. (My Tagalog is bad, so some of your post I don't understand.)

How come the property is in your father's name?
Is it titled or just tax property?
Which year did your parents marry? (This decide if it's was conjugal or not.)

If I understand corect, the land had a loan dept when your grandfaher died. Corect?
Tax dept too and/or electric and water dept too?

Have your parents spend much at improvements
= made it significant BETTER than it was when your grandfather died?

Those properties were bought by my grandfather when he was still practicing as a lawyer though life became tough for them that eventually it pushes him to mortgage those properties. Since my father was an unmarrued man that time, he went overseas and through his earnings he was able to pay the said loans of those properties. My grandfather then decided to name the propeties after my father. I am sure that it is not a conjugal property and my mother was aware of it. Binilin po lahat ng aking ama ang mga iyon dahil ako ang panganay. At nagayon nagiging uncontrollable ang aking ina, na may mga desisyon syang hindi sinasabe sa aken
