Deed of Sale under the name of the deceased buyer; Title not yet transferred

Question:

My father bought a parcel of land way back in 1995. After his death in 2011 we found out that he was not able to transfer the title to his name. What we have is the deed of sale and the original title which is still under the name of the seller. What steps should we take for us to have the title transferred to one of my siblings?

Is your mother alive?

I don't if you will get trouble by the documents are old.

As far as I know these are needed anyway:
/Extrajudical showing who are hiers,
/Document where are other hiers sign they agree the property will be in one's name. (Or put all as owners.)

What do we need to get that extrajudicial documents? Do we need to pay for estate tax?

Why do you want the property in one sibbling's name instead of note all hiers as owners??
IF you want to change to one owner, then all others need to sign you give away your rights. I don't know if that add gift tax.

I don't know how you get it, I just know you need it Smile to make it proper.

Yes, you need to pay all taxes to get the new title.
