Hello po,

Una sa lahat maraming salamat po sa pagkakaroon ng ganitong site..

Narito po ang katanungan ko..

Meron po kasi kaming nabiling property at gusto namin na mai transfer na ito sa aming pangalan.. ano ano po ba ang mga kailangan upang mai transfer ito? ANg lupa po ay nakapangalan sa 4 na tao at 3 sa mga ito ang patay na. meron na po kaming notarized na deed of sale at yung kasulatan ng partihang labas sa hukuman na pirmado ng mga tiyahin at anak ng nasabing pangalan sa titulo.

Ano ano pong dokumento ang kailangan naming makuha sa pinag bilihan na kakailanganin sa pag ta transfer ng titulo. Naunawaan din po namin na di pa bayad sa state tax ito.

not you, but the heirs of the of the deceased owners should execute settlements of estate and pay the taxes so that the heirs can sell the property to you.

ah ganun po ba,, hindi po pala dapat nila naibenta yun ng walang bayad sa inheritance o state tax? nabayaran na po namin ng full na halaga ang lupa. ano po kaya ang puede namin gawin dun? Kasi po kami ang tumubos sa PDIC at naibigay na din po namin ang kakulangan para maiayos nila ang pagta transfer ito po ay nung august pa.

ano pong legal action ang maari naming gawin? Wala pa din po ang mga papeles na kailangan para matransfer .Ako na nga rin po ang nag aasikaso ng pagbabayad ng real property tax. san ko po m alalaman ang halaga ng state tax?

o, wait. what is this tubos sa pdic? was it foreclosed? or pdic already owned it? did the bank already consolidate its ownership?

what may have happened is you exercised the right of redemption, and you can have it validly transferred to your name.

please clarify the entire transaction. who signed the deed of sale to you?

hindi pa po sya foreclosed it just happen na yung banko po na pinagsanlaan ay nagsara na kaya sa PDIC na po tinubos.. ang mga nakapirma po sa deed of sale ay yung mga tao na pinaghatian nung entire na lupa na di pa nman naibukod ng pagta transfer sa kanilang pangalan. mga anak ho nung 2 mag asawa na nasa titulo.

then my advice still stands. settlement of estate of the registered owners have to be done and taxes paid, then the transfer taxes of the sale to you also have to be paid.

the sale is valid, but there will be no transfer in the name of the property to you until these taxes are paid.
