Good day,

Recently discovered the termite-damaged land title (owner's copy) and was informed by RD that the only way to replace the damaged document is through reconstitution which according to them would cost at the very least 70k and would take at least 4-6 months. Is this the only way to have the damaged copy replaced? The original title is intact with the RD - it was presented to me.

BTW, the land title is co-owned by my grandfather *and* my mother.

Need your expert advice on what to do. Thanks.

WHAT?! You can demand to get a "True copy" at Register of Deeds for a fee, which is much lower than 70k. They have a "duplicate" in their register , at least they are suppoused to have.

Are there any EXTRA notifications at your title? (As notes if it is/has been collateral for a loan.) Such are normaly at BACKside of the title document.

No annotations whatsoever. I can request for a certified true copy but I was advised that for peace of mind, I should request for replacement which would go through reconstitution. The estimate they mentioned includes legal services since the process will go through the courts before the RD issues a replacement.

I even asked if I can apply for the eTitle program of LRA but I was told they would still require me to surrender the owner's copy - not a certified true copy.

I'm not sure, but it seem the person who told such want to earn 70k extra...  Laughing
Ask them WHY it isn't enough with Certified true copy AND WHERE in law they base that at. Sometimes such can be enough to make them let things through   Smile
