Magandang araw po, hingi lang po sana ng inyong opinyon.

Kami po ng asawa ko ay nanalo sa isang foreclosure bidding ng isang property ng NHMFC noong 2013. Ang winning bid price po namin ay 770k at nakatanggap kami ng notice from the agency na kami po ang nanalo. Nainform naman po kami verbally na subject for re-appraisal ung property at maaari itong tumaas ng konti. Nagbayad kami ng 10% required downpayment at litigation fees na umabot sa 65k pesos. Binayadan din po namin ang mga hindi nababayang amilyar sa munisipyo na umabot sa 50k dahil kelangan daw po na malinis ang tax para sa litigation. After a year, na inform po kami verbally na ang re-appraised value ng property ay 1.3M at tapos na rin po ang redemption period na 1 year at iniimbitahan kami sa opisina para sa certificate of sale, etc. Masyado po ang itinaas ng sale price, Inilapit na po namin ito sa NHMFC subalit walang naging tugon sa amin unang reklamo tungkol sa mataas na re-appraised value. Gusto ko lng po sanang malaman kung ano ang pedeng gawin para i honor ng NHMFC ang aming winning bid price na 770k at kung may batas po ba tungkol dito.

Ang isa pa po na aming inireklamo sa knila ay during auction, meron po silang offer na 30% discount para

may written contract ba kayo na pinanghahawakan? kasi kung wala ay mahihirapan kayo ilaban yung kaso nyo Lalo kung may naka specify sa terms nila kung ano man yung nangyari sa sitwasyon nyo.

Ala pa pong contract kc dumaan pa po sa litigation ung foreclosure at kakatapos lng po ng 1 year redemption. Ang meron lang po kami ay notice letter from NHFMC na kami po ang winning bidder indicating the winning bid price at ung mga resibo ng binayaran namin na 10% downpayment ng 770k at litigation fees.

Dahil lumabas na po Contract of Sale at tapos na ang redemption period, iniinvite po kami sa opisina ng NHMFC para mafinalize ang sale at para bayaran ang kulang sa 10% na downpayment dahil 1.3M na ang bagong price nito at 10% lang ng 770k ang aming naunang bayad. 

Para kasing fraud ang nangyari. Una, malaki ang nadagdag sa price nya from our winning bid price. Pangalawa ay ung discount na 30% na nakaadvertise pa before and during the bidding.

salamat po, try po namin DTI. Meron po bang batas tungkol sa public auctions pertaining to winning bid price and sudden change of price due to re-appraisal? salamat po ulit

sa pagkaka alam ko wala. usually yung mga gantong bagay ay sa contract o kaya sa terms naka saad.

My Tagalog is bad and I don't try to figuere out what the texts mean. Here is one thing to think of - if it's relevant Smile

It say discount at the APPRAISED value.
NOT at the BID amount, I suppouse.
