Good evening po.  Itatanong ko lang po sana kung magpa file kami ng Adverse Claim sa Registry of Deeds automatic bang ia-alert nito yung taong me hawak ng land title namin? How about yung bangko na pinagsanlaan nya ng titulo ia-alert din ba?  Btw, natransfer niya ang ownership through fraud documents kasi patay na both my parents nung time na execute ang Absolute Deed of Sale.

Kung na transfer niya na sa innocent purchaser yung title, baka hindi na tanggapin yung adverse claim niyo. Pero try pa din inquiring with the registry of deeds for proper advice. Assuming ma annotate sa title, hindi sya ma-alert automatically unless kumuha sila ng certified true copy of title.

We have the same situation. Nagsampa na din ng kaso. Naguguluhan lang po ako sa adverse claim at lis pendens.

Reclusion Perpetua
Ico-consider lang na maaalerto yung mga makikipag-deal sa property AFTER nang ma-annotate yung adverse claim mo. Kung may mga transactions before ma-annotate yung adverse claim, it is as if malinis yung title noong time na nangyari yung deal. Anyway, try mo na lang to basahin, baka lang makatulong sayo.
