Sale of Lot with only old Deed of Sale, No new TCT

I bought a residential lot in the province more than a decade ago. This one was originated from a sub-divided land. Wala pa ako bagong TCT, meaning di ko pa naililipat ang name ko for a new title. I have with me the Deed of Sale. Gusto ko nang ibenta ang property. Can I sell the lot attaching the old Deed of Sale? If not,
What are the procedures to be done for the proper sale of the lot? Please help me...tnx

Yes, I have the TCT ( bearing the name of the original owner/ seller) and the Deed of Sale with me. My question is, can I go on with my plan to sell the lot even without securing first a new TCT (in my name)?

yes, but there will be problems in transferring the title. it will be possible IF you can get the previous owner to sign a new deed of sale with your new buyer

in that case, i am not aware of any possible solution without making it appear that someone has risen from the dead (which is falsification).

you will have to rely on your old deed of sale and there will be penalties computed from the time it was notarize.
