Hi, good day! Ask po sana ng advice. Last August 2016 may property po akong gustong bilhin, schoolmate ko ung agent and ang kausap ng agent is ung Balae ng owner (nsa Hongkong po ung mag asawa na may ari ng property). Una palang sinabi ko na sa agent na iloloan ko sa pag-IBIG un para mafull-payment ko ng hindi ganun kabigat. 168sqm for 350k po ang napag kasunduan. Sabi po ng agent malinis ung titulo at walang issue un. Ang usapan po namin pag bigay ko ng down payment hihiramin ko ung original lot Title para masubmit ko sa Pag-IBIG para mareleasan ako ng loan. So ngbigay na kami ng down payment amounting to 70k, then binigay narin nila sakin ung original lot title. Dinala ko na ngayon sa Pag-IBIG branch, hindi tinanggap kasi naka Mother Title daw, 318sqm ang naka lagay, ang sabi sakin kung ilan lang ung bibilhin ko dapat un lang nakalagay sa Titulo so meaning to say need pa ipahati un. So binalikan ko ung agent, sabi ko bakit ang sabi nya malinis e need pa pala ipahati un,di tinanggap. Sabi ng agent ako as buyer ang oblidago mgpahati nun. Nadismaya ako kasi wala naman silang nabanggit sakin nung una palang and klaro sa kanila na iloloan ko sa Pag-IBIG yon, humingi ako ng computation pag pahati another 70k ang need. So i decided na iurong nalang ung pag bili dahil sa magulo at di sila klarong kausap. Prob ko po mag 2 yrs na di parin binabalik sakin ung downpayment ko. naka chat ko narin po ung may-ari and sabi nila ibabalik nila ung pera ko pero wag ko daw sila ipressure kasi mgbabayad sila kung kelan meron silang pera. Lagi po ako ngchachat sa messenger nung may-ari pero sini-seen nya lang. Nasakin parin po ung original title ng lupa nila pero hindi ko kailangan un.Need ko po ung pera. Please advice naman po on what to do. Nasa province ung property and nandito naman ako sa Manila ng-iistay for my work. Thanks and God bless.

KINDLY NEED YOUR HELP OR ADVICE BECAUSE I'M PLANNING TO REFUND ALL THE PAYMENT THAT I ALREADY GIVEN TO DEVELOPERS
REASON:
* 1ST - BANK DISAPPROVED MY LOAN DUE OF MY SHORT INCOME OF LESS THAN 50 THOUSAND PESOS, THE BANK ADVICE ME TO HAVE A CO-MAKER BUT UNFORTUNATELY, EVEN THOUGH I GOT SOMEONE TO BE MY CO-MAKER,OUR COMBINED GROSS SALARY ARE STILL NOT ENOUGH TO QUALIFIED ON THEIR SALARY MINIMUM REQUIREMENTS TO GOT A HOME LOAN. SO NOW MY CO-MAKER WANT TO BACK OUT TO LEND ME HAND DUE OF HIS FAMILY ISSUE. IN SHORT I DON'T HAVE A CHANCE TO GET ANYMORE A CO-MAKER.
*2ND - MY BROKER/AGENT IS ALREADY RESIGNED SO I DON'T HAVE ANY AGENT TO ASSIST ME.
*3RD - MY AGENT WAS NOT TOLD ME ABOUT MY SALARY INCOME THAT I CAN'T GET ANY BANK LOAN BECAUSE OF MY SHORT SALARY INCOME FOR BANK QUALIFICATION. UNLESS I HAVE A CO-MAKER BUT THE ISSUE IS, WHAT IF I DON'T GET ANY CO-MAKER?
*4TH - I DON'T PLAN TO APPLY MY HOME LOAN BY IN-HOUSE BECAUSE OF HIGH INTEREST

PLEASE ADVICE ME A POSSIBLE SOLUTION REGARDS THIS MATTER. AS FOR NOW I'M ALREADY DECIDED TO REFUND MY PAYMENT IN SMDC DUE OF LOST OF GUTS TO CONTINUE MY CONTRSCT WITH THEM. YOUR ADVICE WILL BE A LOT OF MEANS TO ME. THANK YOU
