Hi! Good pm ask ko lang po kung paano po magtranfer land title from corporation to an individual ownership kasi po meron pong nabili yung mother-in-law ko na land sa may binangonan pero yung title po nang land eh nasa JERRALD TRADING REALITY DEVELOPMENT INC pa po and yung pinagbilan nya na may ari nung land wla na po patay na po ata paano po kaya maayos yon pero meron po syang mga papers na pinanghahawakan like (amilyar, real estate mortgage, transfer certificate of title pero nasa JERRALD TRADING REALITY DEVELOPMENT INC. naka pangalan. I hope na matulungan nyo po ako. Thanks

ang pagkakaalam ko po sinanla po iyon sa in-laws ko pero may kasulatan po sila na kapag di nakabayad sa kanila na yung lupa. Paano po kaya yon kung sakaling gusto na rin po na ibenta yung property ipapalipat pa ba sa kanila muna yung title or don na sa bibili.

you cannot simply appropriate a property if it was mortgaged to you. it has to be foreclosed and sold at auction first. is the mortgage annotated on the title?

sir i have almost the same
prob:
1. i purchase a resdntial
lot whose owner is d develper
2. First, it was sold to Ms Reyes with
DOS and TCT, and later sold to Mr Cruz
3. Mr. Cruz hav now da
DOS of Ms Reyes wid d developer
and TCT of da said res lot.
4. Mr Cruz hav also DOS exe-
ted by Ms Reyes as well.
5. Mr Cruz later sold ds
property to me. I hav their
two (2) separate DOS and orig
TCT. My question,
how cud I transfer ds prop
to my name
6. What are d procedures.

you will have to pay 3 sets of taxes for each transfer.
