A distant relative of ours is giving us a property. Instead of executing deed of donation we are making a deed of sale with no amount but "valuable consideration only".

1.Is it ok to put "valuable consideration.
2. The title states that he is "married to" does her wife need to sign? or principal owner will do?
3. How about the children do they need to sign also?

Thanks

let me just say that if the document is a false narration of facts, such that it is a sale instead of a donation, it is the crime of falsification of public documents.

spouses should donate together. children do not need to sign.
