Last DEc 22 2010 nabili namin ang matagal na namin inuupahan bahay sa blumentritt sta cruz manila worth P3.5m.. Duplex Commercial House sya at iisa ang title pero half portion lang ang binebenta ng owner dahil sa pangangailangan ng pera.. napagkasunduan at may conditioanal sale kami pinirmihan. P3m ay nabayaran na namin nung Dec 22 1010 at yung remaining 500thousand babayaran namin pag nahati na ang titulo at nalipat nasa amin ng pangalan ang titulo bahay..

Attorney ang owner ng duplex house at nature ng business nila ay mga legal services tulad ng pagnagkaron ng bentahan ng bahay at lupa pwede sa kanila mo paasekaso.. actually yung mga previous houses namin sila ang nag ayos ng pagpapalipat. 1st time namin bumili ng property sa mismong atorney na yun..

Nagkaron ng problema sa pera yung owner kaya nagklaron ng bentahan ng lupa kung kailan magpapasko pa Dec 22 2010.. Noon pa interesado na kami mabili yung bahay na yun dun kasi ang negosyo namin..

Ask kulang nakalagay sa conditional sale na mahahati na ang titulo at malilipat sa aming pangalan more or less 3 months,, pero hanggang ngayon mag JUNE na wala parin indi pa nahahati.. ni wala pa nga nagpupunta mula cityhall na magsusukat ng property pag tinatanong namin sa owner kamusta na paghahati ng title kesyo matagal pa daw sa RD may delay daw.. ganun po ba katagal magpahati ng titulo???

was there a survey conducted? is there a deed of partition? inquire with the Register of Deeds yourself if anything was filed to partition the property
