Arresto Menor
I wish to ask for your advise. My papa passed away June of 1990. All properties left are accounted for except for one.

Year 2008, we received a Notification from the Treasurer's Office in our city that a property under my father's name is going to be held up for auction because taxes were not paid since the 70s when it was pawned to a private lending business. We don't know the existence of this property since it was already pawned and I think was assumed by my parents as no longer theirs. Sinangla at hindi na natubos pa.

We paid the taxes to have it updated and went to the Register of Deeds to ask if we can have it transferred to our names (my sister and brother) But they told us that we still have to find the business where my papa pawned the lot (602 sqm lot area) The lot is vacant. We can no longer find the business. It is no longer existing. My mama doesn't know the owner of the lending business, so we do not know where to look and whom to ask.

Can we still have it transferred to our name even it is till encumbered to the lending business?

Your advise will be greatly appreciated. Thanks.
