remedy for the recovery of a portion of lot mistakenly sold in its entirety

My father sold a portion of an untitled lot but sold the the whole thing inadvertently by not citing in the deed of sale the technical description of the portion he sold. Instead, the typist mistakenly copied the description of the parent lot in its entirety, hence selling the whole property instead of just a portion of it. The deed of sale had been registered for more than 10 years now.However, the buyer recognizes the mistake and is willing to cooperate in rectifying the mistake.What legal remedy do we now have, considering that our father already passed on two years ago?I would appreciate it if somebody could tell me about our judicial or extra-judicial options should there be any. Thank you.
