Magbenta po sana ko ng house and lot ko, 500k po ang price, ok lang po if 300k ang ipalagay ko sa deed of sale pra maliit lang po ung capital gain tax na babayaran ko, ok lang po ba un?
and another question po is ano ano po ba ung mga dapat i shoulder ng seller na babayaran, ang usapan lang po ksi nmin nung buyer ay capital gain lang ang sa kin, need ko na po malaman ang sagot para malaman ko if magkano pa ang matitira sa akin, kung maliit lang po ay ndi ko na lang benta ung property ko.. maraming salamat po..

kung ano po ang kasunduan nyo, un po ang masusunod, just make sure it's stated in the deed of absolute sale para it's clear to everybody concerned.

Theoretically speaking, usually capital gains, documentary stamp,preparation of the deed of sale, broker's commission usually is in the account of the seller.

Whereas, the transfer fees, registration fees and other government fees on the account of the buyer.

Capital Gains is 6% of the TCP, documentary stamp is 1.5% of the TCP. Ask your lawyer for the preparation of the deed of sale with notarization.

Registration and Transfer fee rates will depend sa city government where the property is situated.

Tama din po si Manileno, it will depend according sa negotiation ninyo with the buyer and must be incorporated sa sale document ninyo.

Paano naman po ang prosesso ng pagbebenta ng lupa, ano po ang unang hakbang, magpapagawa po ba agd ng deed of sale o kailangan po magpunta ng munisipyo?

Saan po ang mga bayaran, sa atty office po ba o sa munisipo?
